You can now search the Douglas County web site by PT number, Owner Name or Street to find basic foreclosure information on a property. Douglas County has an extremely useful web site for real estate. HUD proposing tighter FHA loan standards

HUD Seeking Public Comment on Tougher Standards for FHA Borrowers

For the next 30 days HUD is looking for public comment on three policy changes, each of which make it more difficult for borrowers to qualify for FHA loans.  These changes are designed to reduce the risk and increase FHA’s capital reserve.

  1. Update the combination of credit and down payment requirements for new borrowers. New borrowers seeking FHA loans will be required to have a minimum FICO score of 580 to qualify for FHA’s leading 3.5% down payment program.  Borrowers with credit scores of less than 580 will be required have a cash investment of 10%.  Borrowers with credit scores of less than 500 will no longer qualify for an FHA insured mortgage.
  2. Reduce seller concessions from 6% to 3%.
  3. Tighten underwriting standards for manually underwritten loans.

Under Contracts down 27% in May 2010

May 2010 posted very strong sold results with the overall market up 20% in closed residential sales and 23% increase in condo/townhome sales compared to May 20o9.  The expiration of the home buyer tax credit program spurred good sale results but also left us with a little bit of a hangover for new homes going under contract.

May 2010 residential under contracts decreased by 27% compared to this time last year.  My best guess is that we will see a decrease in closed residential sales for the next 30-60 days.

Under Contract Surge in April – Up 27%

The greater Denver residential home market experienced a surge of properties going under contract during the month of April 2010.   5,005 single family homes when under contract in April compared to 3,090 a year ago.  The 27% year over year increase is due in large part to the expiration of the home buyer tax credit which ended on April 30th.

Give your clients a duck at closing

Land Title is supporting Ducky Derby in Castle Rock by donating a rubber duck to buyers and sellers that close with Land Title in Castle Rock during the month of May.  The Ducky Derby is the largest annual fundraiser sponsored by the local Rotary Clubs (morning club and Noon club) in Castle Rock.

At the first Ducky Derby, only 500 rubber ducks floated down East Plum Creek to a finish line, where the winners were awarded a few prizes. Each year since that modest beginning, the Ducky Derby has grown to the point that it now is a recognized and highly anticipated annual event for Castle Rock and surrounding community event. Last year’s event was attended by 3,000 to 4,000 people from all over the area including visitors from out of state. Nearly 8,000 ducks participated in the event with over 250 prizes awarded to lucky winners. ….and most importantly, over $30,000 net proceeds were raised and awarded to local, regional and international beneficiaries and humanitarian causes.
