This idea packed workshop is an interactive discussion of the success concepts for REALTORS® from the 2009 Edition of “Thrive: How REALTORS® Can Succeed In A Down Market”. Over 12,000 agents in Colorado were surveyed to identify agents who were succeeding in a market down cycle and determine what they were doing that helped them to continue to succeed despite the changes in the market. In addition, almost 100 other agents nationwide were interviewed in other down markets and the results were analyzed and the success factors and best practices were identified. Attendees will be able to review the habits and behavior of these successful agents, take the survey, and compare their results to these successful agents. This is a very insightful experience and will help the attendee to identify areas where they can improve their performance and generate more income. No fluff, just good material that you can use right away to improve your business.

This class provides an analytical overview of the major real estate trends in our Denver Metro residential market.  Property records and data are reviewed at many different levels (neighborhood, zip code, town, region, etc.) in order to gain a deep understanding of the local real estate conditions. In addition, we compare historical data with current economic data to try to predict what lies ahead. You will leave this session with a solid understanding of the residential and income housing market in and around Denver and which areas have had the best and worst appreciation.

This class will establish a basis on which to compare the current changes in the lending industry by giving a brief history of where the industry has been. We will cover the changes to the lending industry and this will lead to a discussion of where the industry is now and where it is going. We will discuss changes to underwriting guidelines, appraisal issues, loan programs that are available now, down payment programs, rates, and much more. You will come away with a clear understanding of the industry as it is and where it is headed and how you can use this knowledge to build your business.

Licensees are required to complete 12 hrs of the mandatory CREC Course (different versions) prior to applying to renew an active license or reinstate an expired license to an active status.

According to the Real Estate Commission, there is not and will not be a “Version 2″ of the 2009 Commission Update course.  The 2009 Version has been revised or supplemented as of July 1, 2009; however, it is still the 2009 Version.  Taking this course, after July 1, 2009, for a second time in the same license cycle, will not count for credit of any kind.  A licensee may still choose to take the course as many times as they would like, but will only receive 4 hours of credit total.  The Real Estate Commission has issued this revision in an attempt to keep the course accurate and the revised 2009 version does include the new contract changes effective July 1, 2009.  The 2010 Version due out in January 2010 will cover all the new legislation enacted during this last legislative session.
