			<content:encoded><![CDATA[<p>I have received many calls regarding the article published in the Denver Post on January 23, 2011 concerning Classic Title Agency.  <a href="http://www.denverpost.com/business/ci_17165330?source=rss" target="_blank">http://www.denverpost.com/business/ci_17165330?source=rss</a> The article describes the alleged harm suffered by consumers as a result of stolen wire transfers and employee theft.  While we have no knowledge of the details of these incidents outside of what has been reported in the press, we would like to share the steps Land Title Guarantee takes to safeguard the funds associated with a real estate transaction.</p>

Perhaps your company has used the same title company for years and you’ve simply followed suit. Or maybe you choose the title company next to your office because it’s so easy to drop off a contract. And you probably know at least one coworker who nonchalantly tosses a title order to whichever title rep happens to be handing out gum in the office the day a contract comes in.</p>
<p>Now more than ever, the changing economy and the condition of real estate markets make it imperative that real estate and lending professionals do their homework when it comes to title insurance companies.</p>
<p>One of the distinguishing factors between title companies – indeed, between companies of any type – is whether they are locally owned and operated. With the trend toward globalization and smaller companies getting bought out by large nationals, there are fewer and fewer local companies to choose from.</p>
<p>Local companies, however, provide a number of benefits that large national companies do not. When you consider the fact that there are very few local title companies remaining, the benefits of working with a local company become even more pronounced.</p>

<p>In its efforts to stimulate the economy and revive the housing market, Congress has enacted legislation that provides a tax credit of up to $8,000 for first-time home buyers. The American Recovery and Reinvestment Act of 2009, signed into law on February 17, 2009, is a stimulus package that makes a non-repayable tax creditof up to $8,000 to qualified first-time home buyers purchasing a principal residence on or after January 1, 2009, and before December 1, 2009.<img class="alignright size-full wp-image-98" title="house" src="http://jimrenshaw.com/wp-content/uploads/2009/04/house.jpg" alt="house" width="72" height="74" /></p>
<p>The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.</p>
<p>• The tax credit does not have to be repaid.<br />
• The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.<br />
• The credit is available for homes purchased on or after January 1, 2009, and before December 1, 2009.<br />
• Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.</p>
