We have beguan an exciting remodel of our Castle Rock location.&nbsp; This remodel will allow all of our employees to be located on the same level and impove our ability to provide you and your clients with the very best in customer service.</p>

		All closing rooms and the reception area will be <strong>unaffected</strong> during the entire remodel</li>
<li>
		All parking will be located at the back of Land Title with access via the alley between Wilcox and Perry (see map)</li>
<li>
		Access to Land Title will be through the rear door (east side)</li>
</ul>

			<content:encoded><![CDATA[<p>Land Title is supporting <a href="http://www.crduckyderby.com/">Ducky Derby in Castle Rock</a> by donating a rubber duck to buyers and sellers that close with Land Title in Castle Rock during the month of May.  The Ducky Derby is the largest annual fundraiser sponsored by the local Rotary Clubs (morning club and Noon club) in Castle Rock.</p>

<p>At the first Ducky Derby, only 500 rubber ducks floated down East Plum Creek to a finish line, where the winners were awarded a few prizes. Each year since that modest beginning, the Ducky Derby has grown to the point that it now is a recognized and highly anticipated annual event for Castle Rock and surrounding community event.  Last year&#8217;s event was attended by 3,000 to 4,000 people from all over the area including visitors from out of state. Nearly 8,000 ducks participated in the event with over 250 prizes awarded to lucky winners.   &#8230;.and most importantly, over $30,000 net proceeds were raised and awarded to local, regional and international beneficiaries and humanitarian causes.</p>

Residential sales volume for single family homes totaled $408,606,090 for 2009 a 17% reduction in total volume over 2008.  It took the average home 13 days longer to sell in 2009 a 12% increase over 2008.  Average sold price for a single family home in Castle Rock slipped to $385,504 a decrease of 7% over 2008.  Castle Rock saw the largest percentage drop in closing in the over $1 million price range with 23 homes selling above $1 million a reduction of 59% or 33 fewer home sales.</p>

			<content:encoded><![CDATA[<p>Here is my update of the Castle Rock residential real estate market by sale price range. For this analysis I pulled single family home sales from January 2009 to April 2009 and active inventory levels from May 17th 2009. The majority of sales in Castle Rock are under $500,000 with $200,000 to $299,999 price range posting the largest number of sales year to date, 72. Home priced under $200,000 have an average sold days on market of 62 days with an absorption rate of 5.5 months. The over a million market is facing very difficult times with absorption rate ballooning to 89 months and average sold days on market at 515.
